“Sanitex” Office: A Forest in the City

Precision teamwork for pedestrian paths and parking areas

The company Gerbūvio projektai, specializing for over 13 years in asphalt paving, concreting, road construction, paving installation, and landscaping, carried out the works on this distinctive project in several stages. The project included the installation of parking lots with pedestrian walkways, earthworks, and paving with concrete tiles of various patterns. In total, up to 3 km of galvanized steel road and lawn curbs were used, along with approximately 7,000 m² of concrete paving stones and plastic grid surfaces.

According to company director Antanas Magrinas, while dismantling the old parking surface and installing new paving stones, the team had to coordinate their work with the simultaneous installation of electrical networks. The works were carried out in small sections, and immediately after completion, the main parking area was put back into use.

“The project itself was not particularly complex, but we had to find solutions to carry out the work in stages so that Sanitex employees could continue using the parking spaces,”
says project manager Gediminas Švambaris.
“Maintaining the symmetry of the entire parking surface required great attention to detail. Due to minimal slopes in the entrance and exit zones, we also had to find additional solutions for rainwater drainage and professionally implement the planned systems.”

“All coordination issues between different contractors were resolved constructively, and challenges were overcome thanks to effective communication with Baltijos pašvaistė and the project clients,” emphasizes A. Magrinas.

The parking area stands out not only for its surrounding greenery but also for its distinctive parking space markings created using different paving patterns. Some non-standard tile sizes required exceptional precision from the Gerbūvio projektai team, involving both mechanized and manual installation. Curved pathways in the green zones and a walkway leading to the office building were installed with high accuracy, along with an additional parking area using plastic permeable paving tiles.

After successfully completing the works at the Sanitex office, the company continues its cooperation with the general contractor Baltijos pašvaistė on other projects.

Over more than a decade of operation, the Gerbūvio projektai team has accumulated extensive experience necessary for implementing a wide range of projects. The company carries out street and parking lot asphalt paving, road base preparation, stormwater drainage installations, curb and lawn edging installation, and paving works. Some of the most recent projects include landscaping and earthworks at the reconstructed BLS (Baltic Logistic Solutions) warehouse areas, the redevelopment of Tauro Hill in Vilnius, landscaping works at Vilnius Airport and along the A14 Vilnius–Utena highway, as well as a significant contribution to the landscape solutions of the “Artery” business center in the capital.
