

Construction installation work at Teltonika Technology Center included a comprehensive installation of the territory. First of all, stable bases were installed to ensure the durability of other coatings. The subsequent lawn shaping work and the installation of concrete pavers with sifting seams is not only aesthetic, but also practical. The installation of the asphalt layer improved the conditions of passage, and the roadsides and lawn helped to purify the structure of the territory. Small architectural elements were also installed: benches, fences, gates, flagpoles and pavement markings, all of which contributed to the harmony of aesthetics and functionality.
The establishment of Teltonikos Technology Center in Molėtai is planned soon — the last works on environmental management of the building are underway. The well-being of the technology center will have to meet the needs of half a thousand employees working here, so the environment has been entrusted to the company “Goodwill Projects”, which has 10 years of experience in this field.
Welfare specialists started with work inside the building
According to Antanas Magrin, director of the company “Goodwill Projects”, despite many years of experience and a number of completed works on the installation of business centers and city squares, Teltonikos Technology Center was one of the largest and most complex objects. The most interesting thing is that the company's work on the site did not start with prosperity — the craftsmen in Molėtai started their work in April, when they had to prepare the foundations for concreting the floor of the 7,000-square-meter building.
“At that time, the structures of the building were already built, so these works were difficult — special transport was needed to fit there and the foundations could be prepared,” says A. Magrinas.
The second and largest part of the works was carried out in September — the entire environment of the Teltonikos Technology Center was repaired. Around the building, as many as 9 thousand square meters of concrete pavers are laid, with their bases prepared for heavy (about 4.5 thousand square meters) and light (4.5 thousand square meters) transport. As a result, both the nature of the foundation preparation work and the thickness of the concrete tiles differed. Part of the tiles was laid mechanically, the rest was done by hand.
There will be no shortage of greenery around this center either — the employees of “Welfare Projects” are forming 2 thousand sq. m slopes, on which roll silks (dwarf plants) will be laid, and after clearing the plot and filling in an additional layer of black soil, 8 thousand sq. m of lawns, formed slopes, will be built 400 m long fence with two gates.
Since this facility required many different types of work, the head of “Goodwill Projects” estimates that since April, as many as 50 employees of the company of different specializations have worked here: 2 work managers, a 3D technician, mechanizers, tilers. Some of the employees of this company have seen a wide variety of plots and land — they have been involved in welfare management for 18 years.
Sand is suitable for resorts, but for wellness specialists it has become a headache
The charity company also used 3D technology in this facility.
“We only started using the 3D mini-grader autonomous control system Leica iCON iGD3 this year and it has fundamentally changed our work. We work on precise project development, guided by GNSS system or robotic tachometer. iCON class iGD3 system is designed for mini construction equipment and can significantly increase machine productivity and optimize material consumption. The system combines ease of use, flexibility and intuitive user interface,” says 3D equipment specialist Jonas Sunolaitis.
However, even the most modern technologies cannot change the composition of the soil: it was at the Technology Center that this became a significant challenge — when starting to prepare for laying the foundation stones, it was noticed that the sand and gravel base has practically no clay, it is very sandy. Most often we admire the sandy slopes and pine forests, especially when traveling through Molėtai, but where heavy transport will drive in the future, such soil did not promise anything good. I had to turn my head and finally lay a special net and water the gravel, compact it with various means, until finally the soil became stable enough for further work.
“I want to thank both the project managers (Contestus, Archis) and the clients (Teltonika) for such smooth work, cooperation, answers to questions. Arvydas Pauktys, the founder and president of the Teltonikos group of companies, came to the facility himself, was interested in the work being carried out,” Magrinas is happy with the successfully completed project.
During the construction of this Technology Center, the trees that grew on the site were preserved — one of them marked the central entrance of the building in a visualization of the project published two years ago. Employees of the company not only installed new lawns, but also pruned old trees on the plot, most of them managed to be preserved.
The difference from Vilnius business centers — more greenery
A fence and gates have been installed around the Technology Center, and the “Goodwill Projects” have to work outside the plot — sidewalks and bicycle paths for public use are installed along the territory — all residents of Molėtai will be able to use them.
At first glance, it might seem that in a region where the cost of land is not as high as in the capital and construction is less intensive, you could expand and install at least an entire botanical garden next to a business building. However, this Technology Center is framed on one side by a street and on the other by a block of individual dwellings. Nevertheless, the future employees of the center will be able to enjoy the greenery — this is how the creation of the environment was different from the usual work in Vilnius.
“Business centers in the capital are usually surrounded by concrete and have some greenery here and there in between. At this Technology Center, we aim to preserve pre-existing trees and existing landforms. The grove behind the building will separate it from individual dwellings. In the future, it is planned to plant trees around the entire building, wherever possible. The goal is to have as much greenery as possible,” said the head of Goodwill Projects.
One side is open to everyone, the other side is open only to the needs of employees
According to the interlocutor, it is currently being considered to further highlight the central entrance to the Technology Center by installing a fountain there. Benches for rest will also appear in this zone. On the parade side of the building, a cafe with an outdoor terrace will open its doors. And it won't just be for Teltonikos engineers — it will accommodate everyone who longs for steaming coffee.
At that time, in the rear or northern part of the building, areas reserved exclusively for the staff of this Centre are being installed: smoking canopies, benches, a gazebo for bicycles and electric scooters, which can also be recharged here.
Company experience: from roads of state importance to urban squares and university environments
The company “Goodwill Projects” has been working for a decade and specializes in paving, concreting, road construction, paving and landscaping, so its employees can solve such challenges quickly and with the guarantee that the pavers will last for at least 5 more years for pedestrians and pedestrians.
Recently, the company has also successfully completed the work of creating welfare around the modern business center “Doko” in Kaunas, renovated the environment of the Lithuanian University of Health Sciences, paved the sidewalks and square with concrete pavers, arranged the environment around the business buildings Varniu g. 5 and Jonavos g. 60, where it installed rain engineering nets, roadsides and lawns, parking spaces. Large green areas and plantings near the building allow its territory to merge with the landscape of Molėtai, and modern technological solutions for environmental management on the plot ensured good conditions for transport and movement of people.
The environmental management work of Teltonikos Technology Center has been entrusted to the company “Goodness Projects”, which has accumulated more than 11 years of experience. The Molėtai Technology Center has become one of the largest and most complex objects of this company.
Reliably compacted sandy soil
The masters of the company first installed the foundations for concreting the floor of the building with an area of 7 thousand sq. m. Although this is a normal job for the company, the challenges were that the structures of the future building had already been built, requiring the use of a special small-scale technique to carry out the work between the structures. The sandy soil was compacted by intensive moistening it.
Antanas Magrinas, director of the company “Welfare Projects”, said that the most important and largest works on the site of the technology center were carried out in September: as many as 9 thousand square meters of concrete pavement were laid around the building. Approximately 4.5 thousand square meters of road surface area are equipped with reinforced pavements designed for the movement of heavy vehicles, the rest of which is adapted for running light transport. Both the nature of the work on the preparation of the coating base and the thickness of the concrete tiles used varied. Part of the tiles is laid in a mechanized way, in the rest of the area the masters laid the pavers by hand.
In the area where the movement of heavy vehicles takes place, it is extremely important to properly prepare the foundation and install a parking lot covering that withstands high loads. Therefore, the very sandy soil of the plot has become a significant challenge in Molėtai. However, the Goodwill Projects team compacted the soil in such a way that it became stable enough for further work: during the installation of the paving base, various technical means were used to compact the soil, and before pouring the substrate layers over the entire area of the bottom of the trough, a special geotextile was installed, which stabilizes the sandy soil.
Preserved trees
The aim is to create as much greenery as possible in the environment of the Teltonikos Technology Centre in the green region of Molėtai. According to the head of “Welfare Projects”, the lawn installed by the company's employees will be green on an area of 8 thousand square meters. After clearing and leveling the plot after construction, the team installed an additional layer of high-quality sod land, slopes were formed and grass was sown. From the street, 2 thousand square meters of slopes are formed, which will be decorated with silks.
The aim of the plot was to preserve the existing landforms and the trees that grew there during construction. The specialists of “welfare projects” pruned the old trees and managed to preserve most of them.
The plot of the technology center is framed on one side by a street, on the other by a quarter of individual dwellings, from which the object is covered by trees and greenery. On the north side of the building there are recreation areas for the employees of this center: canopies for smoking, benches, a gazebo for bicycles and scooters have been built. Outdoor gazebo spaces near the production area are provided for the recreation of workers.
The team of “Welfare Projects” built a 400 m long fence around the territory of the center, in which two automatic gates 5 and 6 meters wide are installed. Outside the plot, along the territory of the center, the craftsmen installed a bicycle path with red two-layer asphalt pavement and a pedestrian path and benches for use by all residents of Molėtai.
In order to highlight the main entrance of the building, a square has been formed next to it, which is complemented by benches and equipped with a fountain. On the main side of the building, a restaurant will invite you to enter, to which the foundations of the working outdoor terrace have been laid by the craftsmen of the charity company.
A lot of diverse experience has been accumulated
The Teltonikos facility is unique to the Goodwill Projects team not only because of its size, but also because of the many works of a different nature carried out. As stated by A. Magrin, since April, 50 different specialists of the company have worked in this facility in exchange: 2 work managers, a specialist in 3D techniques, mechanizers and tilers.
At the Molėtai facility, the company used 3D technology, the Leica iCON iGD3, a 3D mini-grader autonomous control system, which it launched earlier this year and has fundamentally changed the job. The work is carried out precisely, guided by a GNSS system or a robotic tachometer. The iCON class iGD3 system is designed for mini construction equipment and greatly increases the productivity of the machine and optimizes the consumption of materials.
